Renters Rights Bill has been published! Here are the key points you need to know…
🔑 Section 21 abolished – no more ‘no fault’ evictions but landlords can still evict tenants for arrears, damage or selling.
🔑 Periodic tenancies only – Fixed-term tenancies abolished. All tenancies will be periodic, tenants can give 2 months’ notice at any time.
🔑 Rent Arrears – Tenants can be evicted after 3 months’ rent arrears with 4 weeks’ notice.
🔑 Rent Increases – Rent can only be increased once a year by no more than the market rate.
🔑 Landlord Grounds – Landlord’s can evict if they need to sell or move in. They must give 4 months’ notice and wait 12 months before marketing.
🔑 No Discrimination – Ban on refusing tenants with children or on benefits.
🔑 Decent Homes Standard – Fines of up to £7,000 if properties fail to meet standards.
