Tenant referencing is usually necessary when you are renting a property. It is usually completed online which helps to make it an easy and smooth process.

What is checked?
Right to Rent Check
Your Landlord or Agent must check that you have the right to rent in the UK, this involves verifying that you are a British citizen or you have been legally granted the right to live in the country. To complete this check, you will need to provide proof of identity (e.g. passport), proof of address, previous addresses and any other documents that prove you have the right to rent in the UK.

Proof of Employment/Income
During the referencing process, your employment will need to be confirmed. This is usually done by contacting your employer to confirm your income if you are employed.

Credit Check
This is a check to ensure you don’t have any adverse credit.

Landlord Reference
If you have rented before, your previous Landlord may be contacted to provide a reference on how your tenancy was. This will include things such as if you paid rent on time and the condition of the property.

When is a guarantor used?
A guarantor can be used to take responsibility for the tenant’s rent and obligations if the tenant is unable to fulfil them. The guarantor will be required to go through referencing and checks, as well as the tenant, and they will also sign the tenancy agreement to ensure they know their responsibilities.
