Inventory & Check-in
An inventory is an accurate record, including a full description and photos, of the contents and condition of a property, taken at the start of a tenancy. This helps to resolve any possible disputes quickly as there will be a record to refer back to.
We can meet your new tenant at the property at the start of the tenancy to show them around and hand over keys.
Inspections
A property inspection is used to update the condition of your property at certain stages of the tenancy. It is important to do regular inspections, approximately every 6 months, to ensure that the terms of the tenancy agreement are being complied with and any developing issues are dealt with promptly.
The inspection report is compared to the initial inventory, this allows for us to see any new problems and prevent potential issues, where possible, to keep maintenance costs to a minimum. This can also help avoid charges at check out for the tenant.
Check Out Report
On the final day of the tenancy, we can produce a check out report which records the contents and condition of the property, compared to the initial inventory report. This allows for a smooth checkout for both tenant and landlord and helps to quickly resolve any potential disputes.
Tenant Referencing
A full, comprehensive referencing check is recommended for every tenant, over the age of 18, moving into a rental property. This helps to ensure each tenant is suitable for your property.
Why is referencing useful?
Completing referencing checks helps landlords to be confident that the potential tenant:
• Has the Right to Rent in the UK
• Can afford to pay the required rent throughout the agreed tenancy period and will pay on time
• Will look after the property during the tenancy
Deposit Protection
Once a deposit has been paid for a tenancy, this must be put into a government backed deposit protection scheme within 30 days of receiving it. This ensures the deposit is protected throughout the tenancy.
At the end of the tenancy, the full deposit is returned to the tenants as long as:
• All terms of the tenancy agreement are met
• There is no damage to the property
• The tenant is up to date on the payment of rent and bills
The deposit must be returned to the tenants within 10 days of the tenant and landlord agreeing how much is being returned. If the amount it still in dispute, the deposit is protected until it is resolved.
At CASA Management, we have chosen to use DPS (Deposit Protection Service) to protect our tenant’s deposits.

Safety Requirements
Gas Safety Regulations require landlords to ensure their property’s gas supply and appliances are safe by carrying out a gas safety check.
A Gas Safety Certificate is required every 12 months.
Energy Performance Certificates (EPC)
An EPC is required to inform tenants of its energy efficiency. The certificate provides an energy efficiency rating between A and G. The minimum EPC rating for a rental property is E.
An EPC is required every 10 years.
Electrical Installation Condition Report (EICR)
A valid EICR is required for rental properties. An electrician will assess the fixed electrical installations at the property. An EICR doesn’t cover electrical appliances that aren’t fixed as this is not currently a legal requirement, however, it is recommended to get a portable appliance test (PAT) too.
An EICR is required every 5 years.
Fire Risk Assessment
It is important to follow fire safety requirements for the safety of tenants and the property. Mandatory fire safety requirements include:
• Install a smoke alarm on every habitable storey
• Provide a carbon monoxide alarm in every room that has a fixed combustion appliance (e.g. coal fire, gas boiler)
• Ensure there is access to escape routes at all times
• Ensure any furniture and furnishings you supply are fire safe
The best way to assess potential fire risks is to allow a Fire Risk Assessor to carry out periodical risk assessments. This will allow you peace of mind in knowing your property is safe for tenants to move into.
